How it works

  1. Consultation — we review the space, the lease, and how the team works.
  2. Design + selections — layout, walls, lighting, power/data, and HVAC.
  3. Permits — pulled for the tenant improvement and trades.
  4. Build — demising, electrical, mechanical, finishes, and rough-in for IT.
  5. Closeout — inspections, sign-off, ready for move-in.
The lease clock is the constraint. Office build-outs run against a move-in date and often a landlord allowance. Because design and build are one team, we sequence trades and lead times against that date from the start, and flag risks to it early rather than at the end.

Seattle & King County notes

Office tenant improvements need a permit and plan review across King County, with ADA access and restroom requirements and coordination with the landlord's base building. We manage the permit, the trades, and the inspections to the move-in schedule.
